DUBROVNIK REGION
Dubrovnik with its Old Town is a superb location offering not only high potential for capital appreciation growth but also high rental potential. This is for several reasons. First one is the protection of the Old Town, as a whole, listed on the Unesco World Heritage List but the geography of an area itself which offers limited supply of development land. This combined with government regulations assists in creating high demand but very limited supply. Furthermore, there are golf courses planned on Srd, the hill overlooking Dubrovnik. That combined with amenities luxurious 5 star hotels currently being built (such as Hilton that has just opened for season 2005 or Libertas that is being renovated) will provide and new marinas in the surrounding areas, will give those staying in Dubrovnik plenty of activities to enjoy. It is no wonder that Dubrovnik is seeing increase in the number of flights from international destinations each season so it is reasonable to expect that its season that, at this point, lasts for about 4 months will prolong. Finally, dazzling islands of Kolocep, Lopud, Šipan and Korcula make this region a diamond of Croatian coast. ZAGREB REGION
Why not enter this exciting capital market at its beginning? With all of its historical, natural and cultural attractions, net migration of 5-6%, annual capital appreciation of 15-20%, undersupply of 50,000 units per year, excellent air and road connections and average prices at 1700 Euro mark Zagreb is the place to invest.
