Work with an agent who speaks excellent English, as well as a lawyer, accountant and all other providers of support services. |

Make sure that your lawyer has reviewed the purchasing contract and has done due diligence on the property before you make the purchase. |

Deal only with reputable agents who are members of the Association of Real Estate Agents with the Croatian Chamber of Commerce or have other associations that confirm their quality in providing property services. |

Work with an agent you trust and feel comfortable with, especially if you will require additional services from them in the future. |

Make sure you tell your agent and lawyer your exact intentions in terms of the property so that they can best consult you in terms of the best purchasing route in your case. |

Work with agents who do not seem very reputable or professional or who you do not feel comfortable with. |

Make a purchase without having your own legal representation in Croatia. Also, do not only rely on your lawyer at home as they will not be familiar with local laws and regulations. |

Fail to make sure that your lawyer has registered the purchasing contract with the Land Books office following its signing and while your are awaiting your permission from the Ministry. |

Fail to understand all financial aspects of the purchase, including transfer and exchange rate costs. |

Make a purchase before clearly defining what features you require in a property and whether the property you intend to buy satisfies all of them. |
