| Planning Regulations |
| One of the main factors that restricted faster development in Croatia in the last 2 years were changing regulations with regard to planning. The resolution of planning specifications in most of the areas of Croatia that happened during Q2 and Q3, 2006 is one of the factors that is going to have great influence on further market development. Even though not all of the plans have been ratified by the supreme planning officials in Zagreb, most of them are in the final stages. The newly adopted planning laws restrict construction on the first row to the sea. This limits supply of building land and consequently newly developed properties on the first row to the sea. Limited supply is expected to result in continued capital appreciation. Furthermore, clarification of these planning laws is going to allow development of several international style projects for which there is great demand and will further benefit the overall market. |
| Mortgages for International Buyers |
| Even though international investors were first allowed to purchase property in Croatia in the late 1990s, until now there has been no mortgage facility available. As of September 2006, Croatiansun is pleased to be able to offer mortgage funding for up to 70%. As a result of this new mortgage facility, the property market will be opened up to a far greater number of foreign buyers, therefore, substantially increasing already strong demand. |
| Accession to EU |
| Croatia has been accepted as a formal candidate for accession to EU and has as such been seeing number of legal and economic reforms since 2000. It is expected that accession will have a positive affect on the liberation of the market and ultimate positive affect on the price growth. |
